Tesla's Gigafactory battery production facility is helping to create a real estate boom near its building site outside of Reno, NV. Land that stood vacant for years is being snatched up by developers eager to make a buck in what is appearing to become a new hub of high-tech industry. Much of the money influx seems to be coming from investors outside of the area. New apartment complexes are going up, and the usual six months of real estate inventory has been shrunken to about 2.6 months. Read more at Teslarati. Tesla is seeking approval for a limited-service showroom - or "Gallery" - in San Antonio, TX. The area's News 4 discovered the proposal in a schedule for the San Antonia planning commission. Texas laws don't allow Tesla to sell directly to consumers, so the gallery would offer the public a chance to see the car in person, but not take a test drive or get pricing information. The Tesla Gallery could be a foothold for Tesla in the San Antonio area, which, according to Bexar County Judge Nelson Wolff, would be a positive addition to the city and its future. Judge Wolff says that Tesla moving in "shows that San Antonio is up with technology, blends with other efforts that we're doing with solar power." Read more at ValueWalk. Kansas City Power & Light Company (KCP&L) will install over 1,000 ChargePoint EV charging stations in the greater Kansas City area. This will be the largest charging installation by a utility company in America. Drivers will be able to use these stations, which will be built by the end of this summer, for free for the first two years. The first 15 stations will be fast chargers provided by Nissan. KCP&L expects the charging network to help drive down electricity costs for customers in general. "People generally charge their cars at non-peak periods when KCP&L's electrical grid is being underutilized," says Natural Resources Defense Council Senior Energy Economist Ashok Gupta. "By stimulating electric vehicle adoption with their Clean Charge Network, what KCP&L is doing is encouraging people to use the electrical grid more efficiently and drive down the cost of electricity for everyone." Nissan tests 'self-cleaning' paint on Leaf models in Europe

Once upon a time, self-cleaning ovens were all the rage. Now, Nissan thinks the concept may apply to its vehicles. And the Japanese vehicle maker is testing it out on some of its Leaf battery-electric vehicles Europe, no less. Nissan says its trying out what's called a "superhydrophobic and oleophobic" paint on Leaf battery-electric vehicles for testing and demonstration purposes. The paint, produced by UltraTech International Inc., is designed to repel splats of liquid such as oil or standing water away from the car's surface. The paint, called Ultra-Ever Dry, does this by creating what Nissan says is a layer of air around the vehicle surface. We imagine there's a detailed chemical explanation for this phenomenon that would better explain this process, but that's the best way we can explain it. Right now, Nissan is pitching the product testing as a way to further the Leaf's reputation as what the automaker calls "the world's cleanest car." That said, the paint hasn't been tested in North America, and no plans have been made to add the feature as either a standard or optional goodie for the battery-electric vehicle. Where the 2023 GMC Sierra AT4X fits into the hierarchy of off-road trucks

The world of off-road pickups sure seems like it's getting crowded, but the reality is that half-ton trucks were always pretty capable, even with what seemed like fairly basic 4x4 packages. It wasn't until recently that manufacturers really started to carve out different off-road niches for their mainstream pickup offerings. With the introduction of the 2022 GMC Sierra 1500 AT4X (alongside its mechanical twin, the Chevy Silverado ZR2), the crowd has grown even thicker. Even we have trouble keeping up with the increased segmentation of off-road pickup trucks, so we threw together this handy guide to help you understand just where these various packages fit into the broader pickup hierarchy. Let's dive in.  Your basics If we say "Z71" or "FX4" to you, both will probably ring a bell. That's because they've been around a few days short of forever and their respective customers have grown so used to these package codes that OEMs got into the habit of just plastering them on the side of so-equipped truck beds. Anybody who sells a pickup truck offers some sort of basic off-road prep package like this one. Z71 is found on GM vehicles; FX4 is Ford's. Ram just calls it "Off Road Group," but no matter what you call them, they're all pretty similar.  Typical upgrades for this category include some additional ground clearance, a basic all-terrain tire, heavy-duty suspension upgrades and likely either a limited-slip or locking rear differential. These are pretty handy for anything beyond a rutted dirt road. On newer trucks — especially on higher trim levels — you'll probably also get some dedicated off-road drive modes.  Mid-range This is where things start to get interesting. To qualify for this category, a locking rear differential is a must. Most of the names in this segment are well-established too, though some (Nissan Titan Pro-4X, anyone?) may not necessarily be on your radar. The Toyota Tundra TRD Pro checks in here, as does the Ram Rebel, Chevy Silverado Trail Boss and GMC Sierra AT4 (no X!).  Realistically, if there's somewhere you need to go and one of these trucks won't do it, you might want to consider a helicopter. But it's 2021, and our thirst for capability is strong, so of course, there's a way to spend more of your money on this type of thing. Onward!
